Why would I choose a residential village lifestyle?

Once I sign my contract to buy my home, how long will it take to build?
Our award-winning Queensland builder is a family-owned company located in Toowoomba. Weather permitting, they can complete construction of your new home in around 12 weeks.
What is the warranty on my new home?
Our homes are designed and built to the highest quality. There is a general defects period and structural warranty protection in accordance with Queensland legislation.
What other documents do I have to sign?
You will be required to sign a Site Agreement under the Queensland Manufactured Homes (Residential Parks) Act 2003. The site agreement is between a residential park owner and a home owner, allowing a home owner to rent a particular site in a residential park to position their home. The agreement also gives the home owner non-exclusive use of the park’s common areas and communal facilities.
Can I have a mortgage on my home for finance?
You may be able to arrange finance based on your individual circumstances (always seek financial advice) but you can’t mortgage legal property title over your home.
Can I have any home design on any lot?
No – each of our homes are specially designed to fit perfectly on allocated lots based on lot size, outlook and demand for each type. Once you have chosen the home design you love, the next step is choosing your preferred lot allocated to that design. If you love a particular lot, you’ll have to choose the home design that fits that lot. There is some flexibility with features such as decks and carports and you can work with our builder on colour selections and finishes to ensure you get the home that suits you perfectly.
What title do I get?
Under the Residential Tenancies Act, you get a 99-year lease under the protection of the Act. You can deal with your home the same as if it were a suburban freehold title.
What fees do I pay and can they change?
Residents pay a site rental fee of $155 per week, which may increase by CPI annually. This is paid to the village by direct debit from your nominated bank account. If you are entitled to receive a Government pension, you can apply for rental assistance to Centrelink (please check your personal circumstances with Centrelink). All amenities and common areas within the village are free to use, there are no other fees to pay and no council rates however you’ll have to pay for utilities such as electricity, gas, phone/internet and excess water.
Can I sell my home?
Yes! You can sell your home, this is the norm in almost all residential villages, so long as the buyers are acceptable as residents in accordance with the Village Rules. There are no exit or deferred management fees in our village should you sell your home. All sale proceeds and capital gains are yours to keep.
What if my partner or I pass away?
Should this occur, the same rights as in freehold title apply. The remaining resident gets ownership or the estate gains control and is able to sell the home.
Is the village pet-friendly?
Yes, small dogs, cats or caged birds are welcome. There is more information on pets in our Village Rules.
